How often should a boiler be serviced?

Once a year. Here is why, what an annual service includes, and the best time to book.

The short answer: every 12 months, for gas and oil boilers alike.

Why once a year

Safety. A service checks the boiler is burning cleanly and not producing carbon monoxide.

Warranty. Most manufacturers require an annual service by a qualified engineer to keep the warranty valid. Miss one and you may pay for a repair that would have been covered.

Fewer breakdowns. A service catches worn seals, a weak fan or a blocked condensate trap before they stop the boiler in January.

Lower bills. A boiler that is set up correctly burns less fuel.

What a service includes

  • Visual check of the boiler, flue and surroundings
  • Flue gas analysis to check combustion
  • Inspection and cleaning of components where the manufacturer requires it
  • Checks of gas pressure, safety devices, seals, condensate pipe and expansion vessel
  • A written service record

It usually takes 45 minutes to an hour.

When to book

Late summer and early autumn, before you need the heating every day. Engineers get busy as soon as the weather turns.

Landlords

If you let a property, combine the service with the annual landlord gas safety check in one visit.
